<p>Indeed, wading through the plethora of housing statistics that are produced by a diverse set of UK organisations, it&#8217;s clear that UK property prices have been rising for more than a decade. In the past year alone, the average price of a UK property has risen in value by around 10%.</p>
<p>This property boom has been driven by a number of factors &#8211; the UK has historically low unemployment figures, with interest rates having been at low levels for much of the past ten years.</p>
<p>The cost of borrowing has been low, while banks, building societies and other mortgage lenders have all been keen to lend money to potential home-owners.</p>
<p>The property market has also seen a transition &#8211; gone are the days when the majority of buyers were simply looking for a home. Now, everyone&#8217;s looking for an investment.</p>
<p>Such has been the performance of the UK property market that some have even started to look at property as a means of providing for their pensions. Across the country people are snapping up properties and then renting them out.</p>
<p>The plan is to make money from the rental incomes, while also seeing the properties rise in value. The buy-to-let phenomenon has arrived and has been keeping the market buoyant.</p>
<p>Recent months have seen some warning signs appear. Darker clouds hover, in the shape of rising interest rates.</p>
<p>As the UK has developed a debt culture, inflation has started to rise and economists are keen to see it kept under control. The result has been some sharp increases in interest rates.</p>
<p>All of a sudden, the cost of borrowing is rising. Making a profit from buy-to-let, at least in the short-term, could become more difficult. There is even hushed talk of a house price crash, last witnessed almost 20 years ago.</p>

<p>1. One of the most common pitfalls a tenant makes is to tour properties without having decided on a brokerage relationship. If you plan on hiring a tenant rep, do so in advance of going on a property tour. If you plan on trying to find space on your own, make sure that any properties you have an interest in are shown to you by the listing agent (or owner, if the property is not listed). The reason this is so important is that in most cases, all an agent has to do is to bring the tenant to a property and he/she is legally entitled to a portion of the leasing commission as the &#8220;procuring&#8221; broker. A tenant may never see the agent again, but since that agent showed them the property, that agent will be paid a commission. These situations can also get real messy. For example, if later on that tenant hires a tenant rep, a commission dispute will likely occur if the tenant enters into a lease on a property that was shown to them by another agent.</p>
<p>2. Knowing how much your tenant rep will earn is important when it comes to how much service to expect. The larger the commission, the more work you should expect and the more diligent you should be in hiring your tenant rep.</p>
<p>3. Commercial real estate commissions are, in most cases, calculated as a percentage of the rent due under the lease. The higher the rent and longer the term, the more commission is paid. This may be great for the landlord, but is usually contrary to what the tenant is trying to achieve.</p>
<p>4. Commissions are paid only if a lease is successfully executed. The quicker a lease is signed, the faster the agent gets paid. While this may be great for the agent, be careful to ensure that you are making compromises that make sense and not just to hurry up and get the deal done. </p>

It includes commercial buildings, industrial buildings, temporary shelters, storage units, churches and air hangers. The construction process differs with the style of the building. However, the basic steps are the same. Steel building construction is flexible than traditional building methods. Steel building construction is taken up by many architectural firms. It also provides the opportunity for do-it-yourself construction.</p>
<p>Planning and scheduling are the pre-requisites of steel building construction. The standard patterns include LRB, LR and LM. The design that suits the needs and purpose can be finalized from available patterns. In standard construction, the material fabrication is done at the site of the building under the supervision of the engineers, according to the custom design. Now, pre-engineered systems are available, in which 70% of the system fabrication is done in the manufacturer&#8217;s factory and shipped to the construction site. The customer merely has to assemble the building kit on the ground. This reduces the labor and 2 or 3 people will be enough to erect this building.</p>
<p>The style of steel building construction is based on the space requirements. A building permit is essential to start the construction. The foundation is the basic step of onsite construction. Depending on the weather and soil conditions, an appropriate foundation lay out is selected. Concrete floor slabs or steel base rails have to be built. The main columns of the steel frame are embedded to the foundation. The building rafters are fixed to the columns with anchor bolts. The wall frames leave places for doors and windows. The roof sheet is installed on the purlins and wall girts with metal screws. Door and window installation is the final step in steel building construction. In case of arch construction, the arches that act as side walls as well as roofs can be erected from the foundation, one after the other. Insulation can be also added to the steel building.</p>
